Our process is deliberate. From introduction to reservation most engagements settle within eight to twelve weeks.

We start with a confidential call to understand your objectives, timeline, and tax context. No mailing list, no broadcast emails.

02 — Diligence

Curated, not catalogued.

Within ten days we hand you a shortlist of three to five units matched to your mandate — with our full diligence notes and pricing.

03 — Structure

On the ground with you.

We accompany site visits, coordinate Indonesian and Dutch legal and tax counsel, and structure the acquisition to fit your portfolio.

04 — Beyond closing

An ongoing relationship.

After handover we coordinate rental management, valuation reviews, and eventual resale through our investor network.

What is the minimum investment to work with Avantia?
Entry-level units at Zumaïa start around €265k, with larger pavilions up to €655k. We work best when an investor has already committed to real estate as a long-term allocation.
How does ownership work for a foreign investor?
Indonesian law restricts direct land ownership for foreigners. We structure acquisitions through a PMA (foreign-owned Indonesian company) with a leasehold on the land — typically 30 years with extension options. Full details in our PMA guide.
Do you charge the buyer or the developer?
Our advisory fee is disclosed transparently in the engagement letter. We also receive a retainer from the developers we represent, which funds the diligence work we perform independently of any transaction.
How do you handle rental management after handover?
We onboard a rental operator in the asset's jurisdiction, negotiate the management agreement on your behalf, and provide quarterly performance reporting through our portfolio team.
Can I invest through a corporate or family office structure?
Yes. Most of our clients invest through personal holding companies, family offices, or bespoke SPVs. We coordinate directly with your legal and tax counsel in the acquiring jurisdiction.
Is Avantia regulated by the AFM?
